General Terms and Conditions

Broome Tech & Business Hub – Terms & Conditions of Use

These Terms & Conditions govern all memberships, bookings, and use of facilities at Broome Tech & Business Hub (BTB Hub). By accessing the Hub, members and visitors agree to abide by the following.

1. Membership & Access

  • Memberships are individual and may not be shared, transferred, or assigned without prior approval.

  • Members may access the Hub during the access hours included in their membership plan.

  • BTB Hub may update access hours or temporarily close the space for maintenance, upgrades, or events, and will provide reasonable notice where possible.

2. Use of Space

  • Members must use all facilities respectfully, professionally, and in a manner that supports a positive shared environment.

  • Desks, meeting rooms, kitchens, and communal areas must be left clean and tidy after use.

  • Members may not sublet desks or allow non-members to regularly work from the Hub without approval.

  • Furniture, equipment, artworks, technology, and property must not be removed, misused, or damaged.

3. Internet & Technology

  • BTB Hub provides shared Wi-Fi intended for general business use.

  • Members must not engage in unlawful, offensive, harmful, or excessive bandwidth activities.

  • BTB Hub is not responsible for service interruptions, data loss, cybersecurity breaches, or hardware damage arising from use of the Hub’s network or equipment.

4. Meeting Rooms & Bookings

  • Meeting rooms must be booked via the member portal before use.

  • Cancellation policies apply, and late cancellations or no-shows may incur fees.

  • Meetings must begin and end on time, and the room must be left in its original condition.

5. Payments & Fees

  • Membership fees are payable in advance (weekly, monthly, or as otherwise agreed).

  • Late or overdue payments may result in restricted access until the account is settled.

  • BTB Hub reserves the right to adjust pricing with at least 30 days’ written notice.

6. Conduct & Community

  • Members must act professionally, respectfully, and courteously at all times.

  • Harassment, discrimination, bullying, or disruptive behaviour will not be tolerated.

  • BTB Hub may suspend or terminate membership for serious or repeated misconduct.

7. Personal Property

  • Members are responsible for securing their own belongings.

  • BTB Hub accepts no liability for lost, stolen, or damaged personal or business items.

8. Liability & Insurance

  • Members use the facilities at their own risk.

  • BTB Hub is not liable for injury, loss, damage, or claims arising from the use of the space.

  • Members are encouraged to carry appropriate business and equipment insurance.

9. Termination of Membership

  • Members may cancel their membership by providing 30 days’ written notice.

  • BTB Hub may terminate a membership due to non-payment or breach of these Terms.

  • Upon termination, members must settle outstanding fees, return access cards/fobs, and remove all personal items.

10. Amendments to Terms

  • BTB Hub may update these Terms & Conditions from time to time.

  • Members will be notified of any significant changes.

11. Mail & Deliveries

  • Only members with an eligible plan may receive mail or packages at the Hub.

  • Items must be clearly addressed to the member’s name and business, and may be care of BTB Hub (c/o BTB Hub).

  • BTB Hub is not responsible for lost, delayed, uncollected, or damaged mail.

  • Unclaimed items may be returned to sender.

12. Guest & Visitor Policy

  • Guests must be signed in and accompanied by a member at all times.

  • Guests may not work independently unless approved or a day pass is purchased.

  • Members are responsible for their guests’ behaviour and any damage caused.

  • Attendance limits may apply for safety and amenity reasons.

13. Noise & Consideration for Others

  • Members must maintain a quiet, productive environment.

  • Calls should be taken at a respectful volume or in designated areas.

  • Music, videos, and audio must be played through headphones only.

  • Excessive noise or disruption may result in being asked to relocate temporarily.

14. Events & After-Hours Use

  • BTB Hub occasionally hosts events which may impact noise levels or access; notice will be provided where possible.

  • Members wishing to host private events must seek written approval and may incur fees.

  • After-hours access is restricted to eligible plans; sharing fobs or access codes is strictly prohibited.

15. Cleanliness & Shared Facilities

  • Kitchens, bathrooms, and common areas must be kept clean and usable for others.

  • Dishes must be washed or placed in the dishwasher, not left in sinks or on desks.

  • Rubbish must be disposed of in the correct bins.

  • Professional cleaners attend the Hub 1–2 times per week; however, day-to-day cleanliness is the responsibility of all members.

  • Members are expected to maintain general cleanliness and leave shared areas tidy and "as they found them" at all times. Push chairs in, reset meeting rooms, tidy up spills, dishes washed and put away or put straight into the dishwasher etc.

16. Food, Drinks & Alcohol

  • Food is allowed but must be consumed in a way that maintains a pleasant shared environment.

  • Alcohol may only be consumed during sanctioned events or with prior approval.

  • Members must behave responsibly whenever alcohol is present.

17. Storage & Lockers

  • Storage is available only for plans that include it or by agreement.

  • BTB Hub is not responsible for stored items.

  • Items left in unauthorised areas may be removed or disposed of.

18. Security & Access Cards

  • Access cards/fobs are issued individually and must not be shared or loaned.

  • Lost, damaged, or unreturned fobs may incur replacement fees.

  • Members must ensure the premises are secure if they are the last to leave after hours.

19. Photography, Filming & Content Creation

  • Members may take photos or videos of their own workspace only.

  • Filming or photographing other members, their screens, or materials requires consent.

  • BTB Hub may use general workspace photography (non-identifying) for marketing purposes.

  • Extended filming, content shoots, or commercial productions require approval.

20. Pets

  • Pets are generally not permitted in the BTB Hub.

  • Pets are only permitted under special circumstances and if BTB Hub has granted prior approval.

  • Approved pets must be well-behaved, quiet, and safe around others.

  • Members are responsible for the hygiene, behaviour, and supervision of their pet.

21. Health, Safety & Emergency Procedures

  • Members must follow all WHS guidelines and emergency procedures.

  • Hazards or damages must be reported immediately.

  • Emergency exits must remain unobstructed at all times.

22. Equipment Use & Additional Services

  • Members may use shared office equipment in accordance with posted instructions.

  • Additional fees may apply for printing, specialist equipment, event hire, or premium services.

  • Personal equipment must be safe, compliant, and used responsibly.

23. Car Parking – Secure Bays

  • Parking varies in type and availability.

  • No membership plans include parking, it is an optional add on product.

  • Members must park only in designated areas and comply with any signage or time limits.

  • BTB Hub is not responsible for damage, theft, fines, or incidents occurring in or around parking areas.

  • Vehicles must not obstruct access ways, emergency exits, or reserved bays.

  • Unauthorised parking may result in the vehicle being reported or removed.
